4 signs that you need a new roof

Light shining in from outside:  One of the first ways how to tell if you need a new roof is to get into the attic. If you notice that light is shining in through your roof from outside, this is a problem that should be addressed immediately. If you notice that light is getting through, so is moisture.

Leaks or Water Damage: If you have a leak or water damage it is time to call a roofing company. Water damage can cause your roof to rot and weaken and will eventually cause real problems, both with your roof and with the interior of your home.  If the water damage is not addressed it is possible a mold issue will arise which could even lead to health problems.

Sagging Plywood/ Rotten wood: If you notice that there is a sag in your roof, this will be one of the easier ways to tell that you need a new roof.  A common cause of sagging is from moisture damage to the wood that makes up your roofs sub surface. There are other causes of sagging plywood such as improper installation and extreme heat, which could cause the board to warp.

Missing shingles/ Shingle Damage:  Missing shingles can allow water to enter the structure of your home and cause significant damage. Broken and/or missing shingles can be caused by several factors including physical damage, aging and wind. When shingles come off of your roof, it is a sign that the adhesive used to bond them together is old and brittle and it may be time to have them replaced.

Fall is here, is your roof ready for winter?

With temperatures dropping, now is the time to make sure your roof is ready for winter.

Look for signs of trouble on your roof such as missing or curled shingles.  If you notice any shingles that are damaged or missing, they should be repaired or replaced.

Look around your chimney, trim and other areas where flashing is used.  If you see cracks or missing flashing, get it repaired immediately.

Remove debris from your roof, gutters and downspouts.  Any debris that is on the roof or in your gutters can lead to problems if ignored.

Taking the time to make these small fixes on your roof could add up to big savings by avoiding added damage this winter.

Will my roof come with a warranty?

When deciding on a new roof, you should always ask your contractor if the roofing product you choose has a manufacturer warranty. A new roof is a big investment. As with any big investment, knowing in advance what your warranty covers could save you thousands in the event that problems arise with your roof.  Always read over the warranty once you receive it to make sure that you are aware of all the terms and conditions.  It is very important to understand what’s covered in your roof’s warranty and what actions you can take to not void that warranty.

Is a metal roof heavier than a shingle roof ?

Even though many people think metal roofs must be heavier, they are actually a lot lighter than asphalt shingles.  On average,  metal roofs weigh 1.4 pounds per square foot, while shingles average 2 to 5 pounds per square foot.  A benefit of this extreme light weight is that many types of metal roofs can be installed over exiting roofing materials without compromising the roof structure.

Finding the right roofing contractor

When searching for a reputable contractor for your roofing project you should consider the following:

  • Contact the Better Business Bureau.  It is important to do some research and find a contractor that you can trust.  http://www.bbb.org/
  • Make sure the contractor has General Liability insurance as well as Workman’s Compensation.  Get a copy of both policies and call to make sure it is current.  This will ensure you that if any damage is done to your home in the process of installation or if an installer falls; you will not have to worry.
  • Be aware of scams.   If someone is offering you a “Lifetime Warranty” on a new roof, ask them for proof from the manufacturer.
  • Ask the contractor for multiple references from past customers and check them. Visit the job sites and if possible speak to the homeowners. A contractor who doesn’t want to provide any references should be avoided.
  • Ask a lot of questions.  Examples:  How long has your company been in business?  What is your company’s business address? Are you licensed to work in my area?  How does your company ensure that warranty service complaints are effectively handled?  A good contractor will be happy to answer any questions and will appreciate dealing with a customer that takes such an interest in finding quality service.

Remember to always trust your instincts. If your gut tells you something doesn’t mesh with the contractor, you’re probably right.
